Smoke Alarms – Your Responsibility as a Landlord

Under the current Building Code of Australia, the owner of a rental property is legally responsible for the installation of appropriate smoke alarms. Not installing a smoke alarm may attract a fine of up to $750.   The following minimum legislative requirements are applicable for all residential properties:

  • Homes owned prior to 1 February 1998 require, at a minimum, 10 year life lithium non-removable non-replaceable battery smoke alarm.
  • Homes purchased on or after 1 February 1998 require (within six months of purchase) a 240V hard-wired smoke alarm or a 10 year life lithium non-removable non-replaceable battery powered smoke alarm
  • Homes built on or after 1 January 1995 require 240V mains powered alarms.
  • For all residential rental properties, a sufficient number of alarms must be installed to provide sufficient warning.

Saving energy around the home: A Dyno Guide

  • Use cold water instead of hot water when you can
  • Hang your clothes on a clothes line or clothes horse instead of using the dryer
  • Lower your water heater temperature to between 60°C and 65°C
  • Use the washing machine only when there’s a full load to be washed
  • Install energy efficient light bulbs and turn off lights off when not needed

Smoke Alarm and Safety Compliance

Dyno Electric now provides an annual service for the testing of smoke alarms and safety switches to protect landlords, their investments and their tenants.

Smoke alarm maintenance is governed by both State and Federal regulation. A person who does not comply with this can be guilty of an offence.

As we are Licensed Electricians we can also test the property’s safety switches in accordance with Australian Standards. In South Australia, it is mandatory to install safety switches in all new domestic premises and in buildings where electrical circuits are altered or added.

Is Your TV Antenna Digitally Ready?

On the 2nd of April 2013 the Federal Government will be switching off the analogue free to air signal in Adelaide and surrounding suburbs.

Many existing antennas will be able to receive digital transmissions without any problem, but in some cases equipment may need to be upgraded to receive reliable digital signals. The building’s antenna may need to be assessed by an antenna installer to find out if it needs to be replaced.
